A Closer Look

What the Village thinks you deserve after 40+ years....

For the Meersmans Family, who have been outstanding citizens and contributors to Mount Prospect for 40+ years....the Village thinks it was a lawsuit to condemn all their property located within the small downtown triangle formed by Route 83, West Busse Avenue, Wille Street and Northwest Highway that had been slated for redevelopment into a restaurant and entertainment district; but know is being proposed to be a concrete jungle of high-rise buildings.

What happened to the Errol Oztekin's "Land of Oz" restaurant and entertainment district that the Village Board supported with such a passion as take the
Meersman's to court in an attempt to condemn their property?

OH!!! That's right. Errol
Oztekin got to build his Blues Bar and sell his property back in part to himself as a partner of Homebrook Properties, LLC and now it's the Homebrook Properties, LLC developer and partner John Heimbaugh and Village project to build over the entire small downtown triangle (with the exception of the Blues Bar of course) buy wiping out Tod Curtis' Ye Olde Town Inn building and a public street (West Busse Avenue) and the insult to inquiry, a majority of Mount Prospect Citizens attending the Village Board meeting protested and objected to the Homebrook Properties, LLC alais John Heimbaugh Mount Prospect Town Center development, plan prior to the Village approving it.

As with the favor they showed Bruce
Adriani of Norwood Builders (read Democracy or Monarchy) the Mayor and Trustees feel a majority of Mount Prospect Citizens is really a minority IF they do NOT agree with them and so what if Homebrook Prospect, LLC partners should profit at the expense of hardworking, taxpaying, contributors to the community like the Meersmans and Tod Curtis it's not any of "their", the Mayor's or Trustees, properties!

And what about the
Homebrook Prospect, LLC and Village small downtown triangle project... According to Mount Prospect Economic Development Director William Cooney, the Village and John Heimbaugh met on September 22, 2008 to finalize the redevelopment agreement.

Is the Village kidding? It has been reported in the Journal & Topics newspapers that the
Mount Prospect Town Center plan is in financial limbo and it is a reported fact that neither the Village, Homebrook Prospect, LLC or its partners including Errol Oztekin and John Heimbaugh own all the property they plan to build on and Tod Curtis has the financial resources and plans to rebuild on his 6-18 West Busse Avenue property....but the Village is finalizing a redevelopment agreement with Homebrook Prospect, LLC!?!

So for Tod Curtis, who like the Meersmans, has been hard working taxpaying and charitable contributor to Mount Prospect for over 40 years...the Village feels Curtis deserves his property to be condemned so first Blues Bar owner Errol Oztekin and now also his Homebrook Prospect, LLC partners can profit from Tod Curtis' property rather than Curtis and his family from rebuilding on their own land as Tod Curtis had proposed in October of 2006!


What the Village thinks you deserve when you want to build on property you DO NOT own...

Some development of the small downtown triangle needs to happen now that the Village has allowed buildings to be torn down leaving vacant lots in their place and other buildings (even the one's owned by Mount Prospect taxpayers) to be abandoned, vacant and in disrepair.

But if
this same Mayor, Trustees and Village Staff thought the Errol Oztekin restaurant/entertainment district was going to be a BIG Success, but yet it failed.

Then how for a moment can these same people, our public servants and public employees, come to a similar BIG Success
scenario in less than a year involving Homebrook Prospect, LLC, which has Errol Oztekin as partner, and APPROVE a project radically different and now requires Mount Prospect taxpayers to contribute $10 million and the elimination of a public street over the public objections of Mount Prospect Citizens?

The Village is signing a development agreement with
Homebrook Prospect, LLC developer/partner Jim Heimbaugh to build on property neither the Village or Homebrook Prospect, LLC owns and Jim Heimbaugh has admitted they do NOT have financing to build, even though Tod Curtis and his family has the financial resources and plans to rebuild on property that he, Tod Curtis, has owned for 40+ years.

DOUBLE WOW!!! What would you think the Mayor, Trustees and Village Staff would do to you if you suggested building on your neighbor's property (in fact what do you think your neighbor would do) and what is the Mayor and Trustees doing signing an agreement with someone who admittedly does NOT has the financial wherewithal.

So it appears at least with at least two of Homebrook Prospect, LLC partners Errol Oztekin and Jim Heimbaugh and Errol Oztekin have more favor and influence with the Mayor, Trustees and Village Staff then being vocal concerned Citizens of Mount Prospect or at least with two Family's 40+ years of paying taxes and contributing to Mount Prospect.

Note: Trustee Paul Hoefort was vehemently
against the Mount Prospect Town Center development. However, he did vote for the village to exercise eminent domain to try to get the Meersmans and Curtis properties.

Mount Prospect voters support downtown park

According to unofficial vote totals, 3,762 voters, or 74 percent, supported the idea of preserving the land as a park, while 1,311 voters, or 26 percent, opposed the idea.

It should be noted that the Village comprise is wait until the Busse family property become available for possible a park.

But instead of waiting for the Busse Family property to become available for development, the taxpayers of Mount Prospect not only do NOT have a park they voted for, but the insult to that injury is we got (at our expense) only 7 of the 14 rowhomes promised by Norwood Builders.
